There is nothing worse than living in South Florida and having your AC system stop working. In order to avoid this, there are some simple things that you as a homeowner can do to make sure you have a well functioning air conditioning system.

Installing a Smart Thermostat

Your thermostat can cause many issues with your AC system if it is not working properly. The purpose of the thermostat is to read the temperature in the room. So, when a thermostat doesn’t work properly, it causes your system to start short cycling. Preventative Maintenance

  1. Replace Filters

    Replacing filters should be done every 1 to 2 months depending on the quality of the filter and also if your home has a lot of dust, pet hair, smoke, etc. You should inspect your filters regularly and then decide how often they need to be replaced. Clogged air filters mean that the AC needs to work harder to try and achieve the same level of function.

  2. Inspecting Fans, Bearings, Belts and Air Intake

    This should be done twice a year. Often it is difficult to know what to look out for. Having a licensed and experienced HVAC technician inspect your system can save you time and money. Fans can be checked and cleaned if they have excessive dust build up, and lubricating bearings and aligning belts can prevent wear and tear to the system in the long run.

    Additionally, checking around the outside unit to make sure that there are no hedges that need trimming if they are touching the unit.

  3. Clean and Adjust Dampers

    Faulty dampers are one of the most common problems that can go wrong with an HVAC system. Dampers should ideally be checked once a year.
