South Florida commercial property owners should prepare annually for the rain and hurricane seasons that typically run June through October. Proper planning also includes scheduling regular inspections and drain maintenance of your sewage and drainage system. In this article, we’ll discuss the importance of a regular drain inspection for your commercial property.

The Commercial Drainage System

A common drainage system used in commercial buildings is a trench drain. Other styles include the channel, linear, slot, or strip drains. These are specific types of systems which include a trough or channel-shaped designs that are used for the evacuation of surface water. You can identify these by the grating in interiors and exteriors of a commercial building; usually at a sloped area where water can flow. This type of system uses gravity to draw water into the drain and away from the building.

By the mid-20th century, slot drainage systems became popular after effective use in airports and in manufacturing sectors.

Trench drains are made of concrete with polymer or metal liners, which prevent tree root and debris penetration below the surface. The trench drain is long and narrow with a cross-section of the drain used to handle the volume of surface water. Trench channels can range from one inch to two feet in width, with a ground depth up to four feet.

Trench drains are commonly confused with French drains, which consist of pipe used to disperse groundwater. A slot drain can also be confused with the trench drain system, which consists of a thin neck or slotted drainpipe that opens at the surface with an opening that drains storm water away.

South Florida Building Code

The building commercial code for South Florida requires structures to have a drainage system that utilizes the following:

  1. Building Gravity: A system that evacuates water by gravity at a slope to the public sewer.
  2. Sanitary: A system that evacuates sewage, but excludes storm, surface or groundwater.
  3. Storm: A system that carries surface water and subsurface water away from the structure.
