Happy Friday everyone and I welcome you back to another end of the work week. I am very excited to announce our newest partner in helping people with issues in the home, Ygrene.

Let’s face it, when it comes to major repairs around the home whether its air conditioning, duct work, waste removal systems or electrical issues the money can add up fast. I can safely say no one probably woke up this morning and said, gee I’d like to spend $6,483 on a new air conditioner today. Ygrene is a PACE (Property Assessed Clean Energy) program. What if I told you that you could upgrade your air conditioner and duct system and instead of you borrowing the money to do it, your house itself could borrow the money? Wait what did I just read? Your eyes are not deceiving you in the least, this program works on the equity of your home and your property taxes.

Here’s how it works:

Rule number one, you must be current on your mortgage and have a minimum of 10% equity in your home. The programs range in term from five to twenty years and an average interest rate is 6.5% The amount you finance is then assessed to your property taxes. Let that sink in for a minute, you can reduce your energy usage, enjoy better air quality and do it all without taking a dime out of the bank. What is even more amazing about this program is that your credit score, income and employment status don’t mean a thing. As I said earlier it is your house that is borrowing the money, not you. That also means when you sell your home you sell that loan against it to the new owners as well, in the form of the property taxes the new owners are going to pay.

This program has been endorsed by Sir Richard Branson of Virgin Airlines fame and is slowly getting approved in more and more cities throughout sunny South Florida. There are currently 23 participating cities in Dade County, and 8 in Broward, with the number of approved cities in Broward County expected to increase significantly by the end of May.
